Building Maintenance Worker-Parks and Building Division

Definition

This classification is responsible for performing a variety of skilled and semi-skilled tasks in the maintenance of City facilities and buildings and performing other maintenance duties as assigned.

Supervision Exercised and Received

Receives direct supervision from Senior Maintenance Workers and indirect supervision from the Assistant Superintendent and Superintendent of General Services.

Essential and Important Duties

  • Assists in a variety of carpentry and building tasks
  • Performs basic preventative maintenance to heating, ventilation, and air conditioning (H.V.A.C.) systems.
  • Keeps accurate and timely records of building maintenance activities
  • Solicits prices and orders parts and materials as needed
  • Makes repairs on doors, windows, floors, lockers, gates, roofs and ceilings
  • Installs, maintains, and repairs plumbing systems and plumbing fixtures such as toilets, drinking fountains, faucets, sinks, water heaters, and waste and water supply lines.
  • Prepares and paints interior and exterior surfaces, fixtures, equipment, and other surfaces.
  • Trains and assists less experienced personnel.
  • Repairs, replaces, and maintains a variety of lighting and electrical systems.
  • Provides set-ups and take downs of tables and chairs and other equipment as needed.
  • Performs work with a record of regular attendance and punctuality.
  • Performs routine maintenance of flooring, including carpets.
  • Provides guidance, direction and oversight as needed to contractors and maintenance firms.
  • Performs other duties as assigned in building maintenance, parks operations, or general services operations.

Job Related and Essential Qualifications

Knowledge of methods, materials, tools and equipment used in rough carpentry, plumbing, electrical systems, HVAC systems, painting, and custodial work. Use of computerized/electronic equipment as required.Proper safety precautions and building maintenance techniques.

Ability to use and care for tools, supplies, and materials used in the work. Comprehend and accurately follow oral and written instructions. Perform heavy and physically demanding work for lengthy and continuous periods of time. Establish, maintain, and foster cooperative working relations with others contacted in the course of work. Work independently in the absence of supervision. Be able to read and understand blueprints, schematics, and construction drawings.

Skills to safely drive light trucks and to operate light equipment.

Education and Training

Any combination of experience and training that would likely provide the required job knowledge and ability. A typical qualifying background would be:

  • Two years of building maintenance or construction work in buildings involving a range of skills activities and equipment.
  • Graduation from the twelfth grade supplemented by specialized courses in building maintenance and construction.

Special Requirements

Must be able to perform the essential and important duties of this classification individually and unassisted by other persons, and be able to;

  • Work with and around equipment that emits loud noises and or/vibrations
  • Work while bending at the waist up to 90 degrees.
  • Lift and carry up to 75 pounds, occasionally lifting this weight vertically 3 to 4 feet.
  • Work with frequent neck motion and flexion, and continuous gripping and grasping.
  • Work irregular hours as needed.

Licenses, Certificates, and Registration

Possession of an appropriate Class C California driver’s license issued by the State of California.
