Approved Minutes

I. Meeting Called to Order

Commissioner Thompson called the meeting to order at 6:00pm.

II. Consent Items

a) Approval of RDRC minutes for the RDRC meeting of December 17, 2007.

M/S McClure/Higgins to approve the December 17, 2007 RDRC minutes as submitted.Motion passed 3:0:0.

III. New Items

a) 994 MONTGOMERY STREET - Request for a first floor addition of 579 square feet and a second floor addition of 992 square feet. The total floor area proposed for the residence will be 2,992 square feet, which is below the Floor Area Threshold of 3,000 square feet by 8 square feet or 0.27%. The proposal includes the retention of the existing detached one car garage.

Serena Ponzo, project planner, made a brief presentation on the proposal, provided clarification to the assignment of lot lines for corner lots and answered questions of the RDRC.

Robert Medan, Architect and Matt Lehman, property owner, were present to answer questions of the RDRC.

M/S McClure/Higgins to approve the first and second floor addition of 1,571 square feet to an existing single story residence at 994 Montgomery Street, San Carlos, as proposed, based on the four findings contained in the staff report and subject to the 14 conditions, the 14th condition requiring the incorporation of grasscrete and landscaping to the existing driveway area on the Montgomery side to soften the design to the satisfaction of Planning Staff.

b) 160 VISTA DEL GRANDE - Request for a proposed main level addition of 1,140 square feet and a lower level addition of 762 square feet to an existing two story residence. The total square footage of the residence proposed is 6,484 square feet, which is below the Floor Area Threshold of 7,830 square feet by 17.2%.

Serena Ponzo, project planner, made a presentation on the proposal and answered questions of the RDRC.

John Greer, property owner and Wieslawa Bednarski, architect, were present to answer questions of the RDRC.

M/S Higgins/McClure to approve the main level addition of 1,140 square feet and lower level addition of 762 square feet to an existing two level residence at 160 Vista Del Grande, San Carlos, as proposed, based on the four findings contained in the staff report and subject to the 15 conditions of approval.Motion passed 3:0:0.

IV. Reports, Correspondence & General Correspondence

a) General Plan Update - Lawn Signs Distribution

Serena Ponzo, Planning Staff, distributed lawn signs to RDRC members for advertisement of the General Plan Update.Additionally, she distributed the NEW Residential Guidelines Brochure, which will be advertised for public comment on Channel 27, the City Website, in City Hall lobby and at the Planning/Building counters.

Commissioner Thompson adjourned the meeting at 6:47pm.
