IV. New Items

2072 Alma Street (APN: 050-104-150) - Review of a proposed 326 square foot second story addition to an existing two-story residence.

Planner I Gavin Moynahan presented the item.

Commissioner Shugart asked Staff to check the calculations for floor area and to verify that covered porch would or not count toward the FAT.

Commissioner Shugart commented that on a recent site inspection she noticed that the proposed addition was on the side of the house next to the neighbor’s wide driveway and that improved the proposal.

Mark and Cathy Burket, property owners, stated that the addition will be painted to match the existing residence and that the new stone is a blend of two different stones for a more natural look. They noted that the new railings will be wood, painted white to match the existing trim..

Applicant Mark Burket commented that the proposed addition would have a secondary benefit of correcting a poorly designed roof cricket. This cricket has repeatedly failed causing water intrusion into the residence.

M/S Higgins/Shugart to approve the second story addition as proposed based on the findings and subject to the conditions of approval listed in the staff report.Motion passed 3-0.

Committee member Shugart advised of the 10-day appeal period.

V. Reports & General Correspondence– None.
