Meeting Called to Order The meeting was called to order by Associate Planner Lewis at 5:33 p.m. II. Consent Items Committee Member McClure moved to approve the minutes of the July 20, 2009 RDRC meeting as submitted (M/S McClure/Higgins). Motion passed 2-0. III. Public Comment - None IV. New Items 109 Colton Avenue – Architectural review of a new 4,094 square-foot two-story single-family residence. Associate Planner Jill Lewis presented the item. Phil Hyland, representative on behalf of architect Natalie Hyland, introduced himself and said he was available to answer any design questions. Ariel Marks, property owner of 109 Colton Avenue, spoke and reassured Committee Member McClure that he would be more than willing to provide landscaping as discussed with the neighbors in attendance. Thad Wharton, 1900 Eaton Avenue, inquired about the approval process. Carol Elliott, 108 Colton Avenue, spoke in support of the project. Paul Rossi, 100 Colton Avenue, spoke in support of the project. John Powers, 1912 Eaton Avenue, spoke of privacy concerns, but would be pleased with a condition requesting provision of a landscape plan. Mr. Powers suggested a reduction in the size of the rear balcony. Joe Ravella, contractor, spoke in support of the project. Thad Wharton, 1900 Eaton Avenue, was pleased to hear that a landscaping plan would be submitted and was not overly concerned about privacy issues. Staff suggested the addition of a seventh condition stating: “A final landscaping plan shall be submitted for Staff review and approval.” The Committee concurred. M/S Higgins/McClure to approve the new 4,094 square-foot two-story single-family residence at 109 Colton Avenue based on Staff’s findings and the modified conditions of approval including the addition of the following condition: 7. “A final landscaping plan shall be submitted for Staff review and approval.” Motion passed 2-0.
