On Monday, January 23, 2017, City Council, by second reading, adopted Ordinance 1517 amending San Carlos Municipal Code Sections 17.16.030 and 17.16.040 addressing minimum lot size for subdivisions in the RS-6 Zoning District and flag lot subdivisions. Effective February 24, 2017 the new minimum lot size for subdivisions in the RS-6 zoning district will be 10,000 s.f. with a corresponding lot width of 65 feet.

Beginning in early 2016, questions arose about City regulations that allowed property owners to subdivide and whether that practice should be allowed. Some residents expressed concern that subdividing a residential lot often resulted in one single-family home being demolished and replaced with two new homes.

The City Council directed Planning staff to work with the community to begin a dialogue and determine whether existing regulations should change and, if so, how. Following community outreach, Planning staff presented the issues and options to the Planning Commission. The Planning Commission then made a recommendation to the City Council.
